Which entities provide industrial loans in the Kingdom?
What are the conditions and documents required to apply for a loan from the Saudi Credit and Savings Bank?

What is the role of MODON in Saudi Credit and Savings Bank’s agreement?
MODON works with industrial investors and makes sure that the conditions are met. Thereafter, it forwards to SCB on behalf of the investor and follows-up with the Bank. The Bank then communicates with the investor until the loan is granted. The process of payments of installments is by providing machinery, equipment and working capital. The payment will be through monthly installments paid directly to the Credit and Savings Bank .
How are Consulting Offices prequalified?
A qualification request can be obtained using the online services through "(eModon) " system after completion of all the required documents through "MODON Services Directory. "
Is there a specific period for the prequalification of Consulting Offices?
Yes, the prequalification of the Consulting Offices is for two years, whereas the office has the right to re-request the prequalification.

What are the documents to be provided when requesting approval of a general plan or security and safety plan of the factories?

Is it necessary to have the office that prepares the plans, to be located in the same city? and what is the time period needed to respond to the request?
he customer shall have the right to choose any consultancy office in any city he selects, as part of the listed "Prequalified Consultancy Offices " MODON will respond within three working days after submission of the plans for approval.
What are the standards and guides used for construction of the factories within the industrial cities?
These criteria include several conditions, the most important of which are:
  • Defections from surrounding area.
  • Height of the factory and the internal walls.
  • Land occupancy rate as, (Industrial, warehouses,administration and open spaces).
  • Shape of the walls, entrances and gates.

What are the documents required for requesting land online?
All the required documents can be examined by visiting"Allocation of industrial land " service. All extensions of copies of the documents must be of the following type (PDF, DOC, TIF, JPG, GIF, PNG) and the maximum size of these documents should not exceed (5 MB). When the request is submitted, MODON will respond in one working day, and the client can follow-up the request online by accessing "(eModon) " system.
How to use the online services?
The customer can watch the educational videos of all online services by visiting "video library, presentations of MODON’s online services" The customer can use all the services such as: (presentation of industrial land request service, computation of industrial land renting cost service, presentation of industrial land draft request service, presentation of the addition of new client account service, presentation of User’s data update service, presentation of client data update service, presentation of client’s account linking service, presentation of the client’s account cancellation service).
How can the client pay the financial payments to the Saudi industrial Property Authority?
The client can pay any financial payments to (Modon) through SADAD (payment) system using the online system provided by the bank he deals with or through SADAD forms available at all branches of the local banks.
Is it possible to recover the password?
The client can "recover the password" through the online service presented by MODON.
Can the client change the industrial city after submitting the request?
Yes, the client can change the industrial city by sending a ticket using the online system after logging into his account in "(eModon) " which allows the customer to follow-up and manage all his inquiries and notifications. MODON will respond within two working days.
Is the customer able to track the status of his request, financial payments, or details of investment and industrial contracts through the Modon website?
Yes, the customer can track his request electronically by accessing "(eModon) " system. In order to know the details of the financial payments or the details of investment or industrial contracts, the client can access his own online account, then click on My clients list and select the word “Financial payments or Contracts” from the drop-down menu. Note: My Clients is any factory that is mentioned under the user name of the customer.
How can a client connect all of his factories under the main user name?
The client can connect several factories under the name of the main user. This will facilitate the management of all his factories accounts by him at (Modon). What is the leasing period of the industrial lands and when does the period of leasing the industrial land start?
The leasing period of the industrial land may reach up to twenty years, and shall start from the date as specified in the contract.
What are the criteria to allocate industrial land
The allocation process is done according to several criteria, the most important of which are type of activity, registered capital, production capacity and the required area.
What is the difference between the allocation fee and rental fee?
The allocation fee is the fees needed for the development of the industrial city which is paid only once, while the rental fee is paid annually as a rent throughout the duration of the contract.
Can I offer unused land for sale? Is it necessary to fully use the land?
The land which has not been used completely cannot be offered for sale. In case the land is not completely used, the rental rates will double each year. So the client should be sure that the required land covers the actual needs of the industrial project.
Can I request more than one land in an industrial city or different industrial cities?
Yes you can, provided you possess a different license.
What are the industries that are classified as environmentally contaminated and what are the cities in which such industries are allowed to be established?
Industries affecting environmentally are the building materials, concrete and tanning of leather. The cities in which such industries are allowed to be established are (Hail , Al-Zulfi, Ahsa 2nd. ,Tabuk, Ar’ar, Najran and Jazan).
Is it possible to use the industrial land for the establishment of a warehouse or housing for workers of the factory?
The industrial land is allocated only for the industrial activity, while the warehouses and manpower housing are considered an investment activity. The client can apply to request an investment or residential land after the completion of all the required documents through "Modon Services Directory. "

What are the documents needed to request approval of a private industrial city?

How a client can waive the industrial land or part of it?
The client can waive or amend an industrial land or part of it, fulfilling several conditions, the most important of which is that the factory must be productive. For examining the lease amendment service details, you can access "Modon Services Directory."
Where can the building permit be renewed?
The renewal of the building permits is done by the Administration Department of the industrial city. To find out details of building permit request service, kindly access "Modon Services Directory."
What are the cities in which the industrial lands are provided?
You can check the availability of industrial lands when requesting an industrial land through Modon website "(eModon). " The available cities will appear in the dropdown menu.
Can I request more than one investment land in one industrial city or several industrial cities?
Yes, it is possible if several criteria are met, such as the type and size of the activity and the required space.
What is the difference between the investment land and the industrial land?
The investment land is the one allocated for residential, commercial and logistical services; whereas the industrial land is allocated only for the industrial investment .
Do the renting rates of investment lands vary?
Yes, the renting rates vary depending on the size and type of investment activity.
Is it mandatory for me to fully use the required land and can I offer the unused investment land for sale?
Yes, the client must completely use the land. In case the client wishes to offer the unused investment land for sale, such can be done by the General Administration.
Where can the client follow up investment opportunities? Is it possible to request a proposed investment opportunity not included in the advertised list of investment opportunities?
The client can follow up the investment opportunities by accessing "Investment Opportunities List "

Provision of basic services such as (electricity, water, asphalting of roads, provision of lighting, industrial security services, environmental services, communications services, logistical services, commercial, residential and health services).
